New life for old storage facility: exclusive luxury homes

Seagate Development Group LLC and BCB Homes have begun site and underground utility work for Hill Tide Estates on Boca Grande, a 19-home luxury development on one of Gasparilla Island’s last contiguous undeveloped parcels.

CaptureSingle-family home sites on the nearly 10-acre tract are being marketed by Gulf Coast International Properties for $1.4 million.

Hill Tide Estates’ homes will feature pitched metal roofs and “island architecture,” according to a press release. Seagate and BCB also have proposed building an observation deck, community boat dock with lifts and a boardwalk, but those amenities have yet to be approved.

Seagate and its partners acquired the 890 Belcher Road property bordering the Gasparilla State Park last year from FP&L, which had used the land for decades as a fuel-oil receiving and storage facility.

The utility decommissioned the facility in 2002 after converting a Fort Myers power plant to natural gas.

Boca Grande is considered one of the most exclusive luxury enclaves in Florida, a reputation that is enhanced by a lack of traffic lights, gas stations, billboards, high-rise residential towers or fast-food restaurants.
